Overview

The Capital Projects Accountant role is the accounting departments main point of contact with the operations construction team. This role will report on project completeness, fees earned, and ensure that capitalization of the asset is performed correctly. The role will track receivables due based on the construction performed, and report on budget to actual variances.



Rresponsibilities

The position will be within JBG SMITH's Accounting department. Responsibilities include the following (other duties may be assigned to meet business needs):

  • Work within the Yardi general ledger and job cost systems. Responsible for the timely recording of tenant related capex transactions.
  • Responsible for all month end close procedures related to tenant build outs and major capex jobs, including reconciliation to the general ledger.
  • Work closely with construction management and project accounting teams to obtain, compile and review monthly accrual entries as well as monthly and quarterly accounting reports.
  • Communicate with external construction management teams.
  • Responsible for entering and auditing project codes used by the construction management team in Ulti-pro and Concur to track capitalized payroll and expenses.
  • Verify capital projects are properly approved in accordance with the Delegation of Authority and other internal operating procedures.
  • Monitor capital projects by analyzing budget to actual variances.
  • Responsible for billing and tracking construction management fees for the company's internal construction group.
  • Responsible the identification and accurate recording of fixed assets and lease related assets
  • Assist with internal and external tax and audit process, REIT compliance process, and annual budgeting and forecasting processes.
  • Establish internal controls and accounting policies and procedures in conjunction with the construction management team's best practices.
  • Other accounting information required by the position.

Qualifications

  • Bachelor's degree in Accounting required.
  • 2-5 years of related accounting experience.
  • Already has obtained or is qualified to sit for the CPA exam is a preference.
  • Team player who is organized, proactive, self-directed, conscientious and assumes accountability and responsibility for specific performance and work product.
  • Must be comfortable interacting and communicating with individuals at all levels of the organization.
  • Strong organizational skills and attention to detail with ability to manage multiple projects simultaneously.
  • Ability to communicate clearly and concisely both orally and in writing.
  • Must have working knowledge of Microsoft Office Products, particularly Microsoft Excel.
  • Additionally, experience in Yardi, Concur or UltiPro software is a plus.
